In 2024, MSP formed a partnership with Swift Creek Partners, formerly Sarofim Realty Advisors, to acquire and develop functional distribution assets in select Midwest, Southwest, and Southeast markets. The partnership follows a value-add investment strategy targeting well-occupied assets with short lease terms and below-market rents (providing strong mark-to-market opportunities); vacant assets with lease-up potential; and selective development in markets with strong tenant demand and high barriers to entry. Target assets are in markets with growing population bases and proximate to interstates, airports, or ports that support local, regional and national distribution. Since inception, the partnership has acquired over 1.3 M SF of industrial real estate.
